A 220-room Embassy Suites by Hilton in Piscataway, New Jersey, has changed hands under a recent sale to Oasis Commons, LLC. Hunter Advisors facilitated the deal, which covers the full-service hotel at 121 Centennial Avenue, a five-story building completed in 1988. The property features standard king suites, two-room suites, and a presidential suite, catering to a range of guest preferences.

The hotel’s location in Piscataway Township positions it along a key commercial corridor, providing direct access to I-287, I-78, and the New Jersey Turnpike. Its facilities include an indoor pool, a 24-hour fitness center, a business center, and roughly 7,544 square feet of meeting space, including a 5,800-square-foot ballroom. On-site dining is available through Ellington’s Restaurant, Ellington’s Lounge, and in-room dining services.

Local demand stems from a mix of corporate, academic, and medical sectors. Major employers in the area include Colgate-Palmolive’s Global Technology Center, which employs over 900 professionals, and the Somerset Corporate Center—a 1.25-million-square-foot office campus housing firms such as Merrill Lynch and Qualcomm Flarion Technologies. Rutgers University–New Brunswick, with 50,000 students and 15,000 faculty and staff, also contributes to the area’s activity, alongside Robert Wood Johnson University Hospital and its affiliated medical school.

The hotel’s proximity to major cities, 33 miles southwest of New York City and 45 miles northeast of Philadelphia, enhances its marketability. Additionally, Newark Liberty International Airport, which processed 47 million passengers in 2025, lies just 30 miles away. The surrounding region is undergoing significant development, including the $650 million HELIX Health innovation hub and the Rockefeller Logistics Park, a 2.1-million-square-foot industrial campus with tenants like Best Buy and Kuehne + Nagel.

This acquisition reflects a broader shift in the hospitality sector, where older properties in high-demand areas are being repurposed to meet evolving travel needs. With planned upgrades and limited nearby competition, the hotel stands to attract both corporate and leisure guests. Spencer Davidson, Senior Vice President at Hunter Advisors, oversaw the transaction, representing both the buyer and seller.
