Morocco, Africa’s top tourist destination and the upcoming FIFA World Cup host, is witnessing a significant infrastructure and hospitality expansion. The government aims to increase hotel capacity by 60,000 beds before 2030, fueled by rising international investment. Société Marocaine d’Ingénierie Touristique (SMIT), Morocco’s tourism development agency, partners with the 3rd Annual Casablanca event as its institutional investor. This growth positions Morocco as a prime global investment hub, attracting major players in the hospitality industry.

Major Hotel Brands Expand in Morocco

Radisson Hotel Group is targeting a significant expansion, increasing its presence in Morocco from 11 to 30 hotels by 2030. The company sees a compelling opportunity in the country’s growing tourism sector and investment in infrastructure.

Erwan Garnier, Associate Vice President of Development for Africa at Radisson Hotel Group, explained that the company is collaborating with property owners to determine the most suitable brand and operational structure for each site, ranging from urban commercial centers to established tourist spots, with the goal of creating hotels that will remain commercially viable in the long term, especially as the FIFA World Cup approaches.

Pipeline Shows Strong Growth

Morocco is ranked second in Africa according to W Hospitality Group’s 2026 report on hotel chain development pipelines. A total of 75 hotels and 10,606 rooms are in the pipeline, with 70 percent due to open in 2026 and 2027.

David Desta, Vice President of Hotels and Hospitality for Africa at JLL, observed that Morocco is becoming increasingly attractive to investors in the hospitality and tourism sectors due to its strong demand, expanding air travel connections, and government-supported tourism initiatives, all of which contribute to long-term confidence in the market and are expected to sustain investor interest in various real estate sectors, particularly in major cities like Casablanca and Marrakech.

Major Transactions and Investment

Since 2025, Casablanca-listed owner-operator Risma has completed two major acquisitions, including the Tangier Corniche plot and CMG, for a total of US$67 million. The company also sold the Sofitel Casablanca Tour Blanche to Pickalbatros for $46 million. In April, Risma strengthened its partnership with Accor for hotel renovations and the launch of the Tangier Corniche development.

The Casablanca Stock Exchange, capitalized above MAD1 trillion (US$103 billion), welcomed its 80th listing in December 2025 and launched a futures market and clearing house in April 2026. Meanwhile, pan-African real estate firm Kasada, backed by the Qatar Investment Authority and Accor, has been selected by the Mohammed VI Investment Fund to manage a Moroccan tourism fund.
